Polyhouse cultivation in India: 80,000 hectares and a 4× yield jump

India had approximately 80,000 hectares under protected cultivation in 2024 (NHB Annual Report), up from 4,000 ha in 2010. Polyhouses, shade-nets, walk-in tunnels and net houses deliver 3-5× the yield per square metre vs open-field for vegetables, and 8-12× for cut-flowers. Maharashtra (Pune, Nashik), Karnataka (Bengaluru rural, Kolar), Andhra Pradesh (Chittoor), Himachal Pradesh (Solan, Sirmaur), Punjab, Haryana and Tamil Nadu account for 80% of installed area. Mission for Integrated Development of Horticulture (MIDH) provides 50% subsidy on Naturally Ventilated Polyhouse (NVPH) capex up to 4,000 m² per beneficiary; some states layer additional subsidy for SC/ST, women, NE region.

NHB Appendix-1 capex norms (FY24-25)

  • Naturally Ventilated Polyhouse — Tubular Structure: ₹935-1,060/m² for > 4,000 m² area, ₹1,060/m² for 500-1,008 m² (smaller = costlier per m²)
  • NVPH — Wooden / Bamboo: ₹540 /m² (lower-grade structure, lifespan 5-7 years)
  • Climate-controlled (Fan & Pad) greenhouse: ₹1,650-1,950/m² (cooling pads + exhaust fans + thermal screens)
  • Shade-net house — round pipe: ₹600-710/m² (for shade-tolerant crops, leafy vegetables)
  • Walk-in Tunnel: ₹400/m² (low-cost, vegetable seedling)

Beyond the structure, factor in plastic mulch (₹15-25/m²), drip-fertigation (₹125-180/m²), shade-cum-thermal screen (₹40-60/m²), planting material (₹100-300/m²/year for capsicum F1 seed at ₹15-20/seed × 2.5 plants/m²), water tank + pump (one-time ₹40,000-1,00,000 for > 1,000 m² unit).

Worked example: 1,000 m² capsicum polyhouse in Pune

  • Capex: 1,000 × ₹1,060 = ₹10.6 lakh
  • MIDH subsidy 50%: ₹5.3 lakh credit-linked
  • Net capex (farmer + bank): ₹5.3 lakh
  • Yield: coloured capsicum 10 kg/m²/yr × 1,000 = 10,000 kg
  • Price farmgate: ₹60/kg average (₹40-90 seasonal range)
  • Annual gross revenue: ₹6 lakh
  • Opex (water-soluble fertiliser + electricity + plastic + labour): ₹2 lakh
  • Annual net: ₹4 lakh
  • Payback on net capex: 1.3 years
  • Annual ROI: 75%

That is the headline math when everything goes right. Real-world payback runs 2-4 years because of (a) initial 30-50% lower yield in year 1 while learning, (b) higher disease pressure in monsoon, (c) market price volatility, (d) plastic film replacement every 3-4 years (₹40,000 each cycle for 1,000 m²).

Best crops by polyhouse type

  • NVPH — fruiting vegetables: coloured capsicum (8-12 kg/m²/yr), Dutch cucumber (18-22 kg/m²/yr), parthenocarpic tomato (15-20 kg/m²/yr).
  • NVPH — flowers: gerbera (350-450 stems/m²/yr at ₹3-5/stem), Dutch rose (180-220 stems at ₹6-10), carnation (200-280 stems at ₹3-6), lilies and orchids.
  • Climate-controlled greenhouse — high-value exotic: lisianthus, anthurium, Asian seedlings export, mini-cucumber.
  • Shade-net: lettuce, capsicum nursery, herb production, mother-plant nursery.

State-specific MIDH cost structure

Maharashtra Mukhyamantri Krishi Sanjivani Yojana adds 25% on top of MIDH for Vidarbha and Marathwada. Karnataka Bhumi Suposhane Yojana adds 25% for SC/ST. Himachal Pradesh state matches MIDH 50% with another 25% for borewell + drip integration. Bihar MIDH topped up to 75% for FPO members. Always check current state-level convergence guidelines through your district horticulture office — stacks change annually.

Beyond ROI: project finance under AIF

The Agriculture Infrastructure Fund (AIF) provided 3% interest subvention + credit guarantee for polyhouse + cold-chain integration projects up to ₹2 crore; the window for fresh sanctions was scheduled to close with FY 2025-26, with subvention continuing on already-sanctioned loans — confirm current status with your bank. Combining MIDH 50% + AIF 6% interest (post-subvention) makes a 4,000 m² polyhouse + 50 MT cold-room project bankable: capex ₹65 lakh, MIDH subsidy ₹25 lakh, AIF loan ₹30 lakh at 6% × 7 years EMI ₹4.4 lakh/year. Net cash flow ₹15-20 lakh from cucumber + capsicum + flower bouquet exports easily services debt with BCR 1.8+.

Common payback-extending mistakes

  • Cheap structure: wood-bamboo lasts 5-7 years vs galvanised steel 15-20. Pay the upfront capex.
  • No fertigation: hand-watering kills uniformity; install drip-fertigation from day 1 (use the Drip Sizing calculator).
  • Wrong variety: open-pollinated tomato in polyhouse loses 40-60% vs F1 hybrid; insist on indeterminate, polyhouse-bred varieties.
  • No phytosanitation: bare-foot entry, no foot-dip, no UV-net double-door → whitefly + thrips ravage. Annual yield loss 25-40%.
  • Single-crop monoculture for years: rotate at year-3 to break pest cycle; soil solarisation in May-June.
